

DEVELOPING URBAN HOTELS
RETAIL
Given that a majority of the MDG sites are located in strong urban environments using some of the street level square footage for third party retail leasing provides valuable income to the hotel as well as enhancing the hotels guest experience as most of these hotels do not include any meaningful F&B on site. Targeting well located sites in close proximity to desirable retail and entertainment venues is key in the initial site selection process.

The Epic
Grand Prairie (Dallas), TX

​The City of Grand Prairie, in conjunction with several restaurant operator groups, successfully developed 45,000 square feet of restaurant and retail space adjacent to the hotel within The Epic. The City of Grand Prairie retained ownership of the development and executed long-term leases with standalone restaurant and bar operators. MDG assisted the City in the development process, including the identification, selection, and leasing of restaurant operators for the project. As part of its advisory role, MDG identified seven highly successful restaurant groups recognized as strong operators within the DFW market. The project was completed with seven restaurant leases executed. The 12.7-acre site represented one of the final development opportunities within the 170-acre EpicCentral development located in Central Grand Prairie, a southwest suburb of Dallas.
